Beware of Extreme Homes RE
I recently put an offer on a house that I was told was available. The broker, Avi told me I had to get it inspected the next day. The owner sent my lawyer a contract of sale so although red flags went up becuase they were pushing, I did not think the broker would lie about it not being on the market. Foolishly I shelled out $650 on the inspection. The systems were not turned on so we couldn’t even complete the inspection. For days the broker Avi did not respond to questions about moving forward. I found out from another source that the house was not only in contract, it was sold a few days later. I know the Bed Stuy market is crazy right now, but I share this so that others are aware of this broker and his lack of ethics.

Do not waste your time reporting to the Board of Realtors. Too many of their agents are in on this scam.
Report to the Department of State or if in Brooklyn; The Brooklyn DA’s Real Estate Fraud department (Preferably Both).
Many times the houses this type of “Broker” are trying to sell are houses that they have “stolen” from Estates and many times are in contract to buy themselves.
You can easily look up the current deed holder, if you are getting a contract from an LLC that does not currently own the deed, it is a flip contract deal. Your Attorney should always check that the Attorney on the other side is legitimate (Licensed to practice in NY State & for how long) before you fork out 1 cent.
If the sellers address is in Great Neck or on Norther Blvd…. red flags!

The morning after hurricane Sandy someone from Extreme Homes was going door to door on our block (we’re in Bed Stuy near Von King Pk) giving out cards offering to buy peoples’ home. No one should trust them. Don’t sell to them and don’t buy from them.

Wow, we have the same story. The lack of ethics in Bed-Stuy, Crown Heights and Bushwick right now is insane. There are brokers out there showing homes that are not even out of contract yet and sometimes not even fully purchased yet! We had the same problem with Avi and Extreme Homes. We were shown a house originally by them that we were told was for sale and that they had just purchased the home and were about to begin renovation on it. We had seen a home one street over that was built by the same architect and had already been renovated (by their crew) and tenanted (the tenants let us inside to see the units). Sold on the idea of owning a three family in Bushwick and potentially a money-making property, we threw a lot of caution to the wind dreaming of living rent free (stupid us). We were rushed to find financing, get a contract ready to sign and a VERY hefty deposit. We hustled and moved money and got everything ready in ONE WEEK’s time.They must have called us everyday saying “where is the contract?” which was hilarious because it was in fact their “lawyer” (who ended up NOT being a lawyer) that was holding up the process. Long story short, we rushed and rushed and then everything came to a complete halt. We barely heard from them, but when we did they would say please be patient, we will sign the contract next week, we promised to sell you this house and we keep our word. They NEVER signed the contract. We waited three months like idiots on a hand shake and a promise. We came to find out that they didn’t even have the purchase completed and were attempting to sell us a house that had not even been bought yet (totally illegal). Their ethics are INCREDIBLE. I understand that business is business, but lying is a whole different ballgame. My theory, if you choose to deal with brokers like this, go in with your eyes wide open. Know the game and don’t be shocked by it. You could still potentially get a deal if you know all the places you can get screwed. That’s also why you make sure you have a good attorney.

Never heard of Extreme Homes. You need to report both Avi and the broker to the real estate board. Tell them you will do so unless they pay you the money you shelled out. And then, go ahead and do it anyway.
