2 kitchens, 1 family home, icard shows both kitchens existing in 1965
I own a one family brownstone that was built 120 years ago. There is no C of O. The building has always been a designated one family. I was told it is typical of one family victorian buildings in my neighborhood ( Harlem ) to have been built with 2 kitchens. One on the basement level ( one flight above the cellar ) and another on the top flight. The i-card shows both kitchens noted in same place as now, in 1965. The d.o.B may be coming in to inspect, because of a complaint. Question: Will the second kitchen be considered illegal for a one family home, even though the D.O.B. noted its existence on the icard in 1964, and there is no violation.

thank you for all your help! to be clear: I understand the DOB complaint/inspection process. The issue is: THE ICARD ENTRY IS FROM 1965 Does anyone know , if there is a SPECIFIC DATE making existing “legal”.

On a complaint, they will make three attempts to investigate and then close it out. Unresolved complaints have no ramification to a later sale, only unresolved VIOLATIONS which they can only issue when the actually encounter and see one.

Either you don’t answer the door or you tell them that you are not the homeowner and that he isn’t here at the moment.

dave, Can you do that? Answer the door and tell DOB that they cannot come in?

“The d.o.B may be coming in to inspect, because of a complaint.” Under no circumstances should you let the DOB in to inspect unless you have pulled permits for some work where it will be a requirement.

If it’s on the I-card you are golden! HPD was the building dept long ago. I don’t know when the split to DOB happened but I am surprised I-cards were still in use in 1965\. one time at DOB I showed a 1940 I-card to a plan examiner when we were renovating a store in an area that was not zoned for retail. He depressingly mumbles “your lucky” http://nyc-dob.com
