what flooring is typically used in hallway of 4-family brownstone? we are saving as much of the ornate staircase woodwork as possible and I want something that will wear well for rental apartments....

Laminate wears well?  Don’t think so. Tile is great on the first floor.  Our brownstone had the original colored small tiles from the 1890’s on that floor still.  Assuming you are putting something on the stairs (muffles sound anyway, which is nice), it will likely be carpet,leither as a runner, or covering full steps.  I’d recommend fully covering the steps and risers – easier to clean.  Many run the carpet on the floors between stairs on the upper floors.  Makes it quieter for those in the adjacent apartments when neighbors walk by.  Use flat commercial carpet in a color that is a multicolored melange, and it will look good and clean up really easily – you can have it professionally cleaned every year or so, depending on dirt, for a couple hundred bucks.  They are made from synthetic fibers (nylon and such) that are easy to clean – stuff doesn’t stain it.  Lasts for  years and years, too.  Worked great in my brownstone’s coop’s halls and on the stairs.

we have a combination of tile (B/W dogbone pattern) in the vestibule area – easier to mop up on rainy/snowy days – and the original wood floors everywhere else.  if it’s a rental, have you considered wood laminate?
