The house probably needed a full gut reno to be liveable by the standards of the market.   I lived on this block when we were looking to buy our current house, and I saw a lot of the houses that went on the market.  Average selling price was around $1.9-2.0 million a year ago for houses that were decent/livable but hadn’t been recently renovated (i.e., houses that saw a renovation 8-10 years ago).  This one is probably in worse shape.  I think below 2.0 million in park slope, houses need a gut renovation and are on the smaller size (near or under 2000 square feet).

also stating the obvious only 3 stories high. multi families run at a good discount, that’s the best way to get into PS if you’re dead set on the neighborhood and can’t afford the crazy prices

I’d say the other issue is the depth of the house. Aside from the garden level addition it’s only 30 feet deep. Pretty small relative to most other houses in the neighborhood. But I agree, given the market still a good price for a house.

Actually if I read these plans right,  I think the answer, if the question is why is the price that low, is that the rental unit (assuming this is a legal 2) is on the third floor. This suggests that the tenant must enter through the parlor level front door and walk up the stairs, which puts the owner’s privacy protected by keeping the parlor doors closed and the parlor hallway is essentially common space. It is ok if your tenant is a family member, not so great if you are renting on the market. Most buyers will want to use it as a one family, I suspect, but there are potential C of O issues lurking. Still it is a good price.

if that was fully renovated, yes about $1.9-2.1\. (this one sold at ask) The size is quite small, they have it at 1.696sf, at just over 16 ft wide including that hallway partition (ugh) its more of a couch free house (loveseats) .  Your typical brownstone is closer to 3,000 square feet (almost double, and usu 20′ wide).  These little houses are good starter homes, sometimes agents used to market these as condo alternatives, you outgrow them pretty fast if you have a child or two, in this case because the house has very little depth and width you live a very boxy vertical lifestyle.  So its not a typical lifestyle someone would expect to have living in “a brownstone”.  But for a starter home they can be excellent – and that location seemed quite allright. Above 9th street not too close to the hospital, near 5th avenue, very marketable.  Not sure how long those prices will last, because you’re gettng a center slope house for essentially the price of an unimpressive prewar 2br in manhattan.  i think a lot of people will (and are) taking the house.
