Strange smell in brownstone maybe coming from chimney

A few guesses: Water getting into the chimney and making mold? Dead animal in there? Chimney connected to the basement and musty air coming up from there?

We are buying an apartment in a brownstone and the chimney flue seems to be giving off a strange, musty odor. The chimney collapsed a long time ago and is no longer functional. Any suggestions on what might be causing the smell and who would be right person to come out and assess the situation??
