Hi all – our condominium in Brownstone Brooklyn is currently searching for a part time Project Manager / Construction Manager / Supervisor between the Board of Managers and the General Contractor during a facade replacement. Good recommendations would be appreciated. Many thanks DETAILS The job consists of the following: • removing the old stucco, • replacing lintels as/if necessary, • repointing any deteriorated mortar, • applying the rough coat, • replacing the windows,(late fall 2014) • applying the finish coat, (spring 2015) • acid washing the finished facade The Board of Managers hopes to complete the rough coat and window replacement this fall. Application of the finish coat will occur in spring of 2015. Project Manager’s responsibilities would include: • Overseeing the job progress to help ensure it is completed in a timely manner. • Keep an eye on project procedures to make sure the building is kept as clean and orderly as possible during its completion. • Weekly reports (including photos when necessary/requested) of progress to the Board of Managers. • Daily email communication with Board of Managers regarding any salient questions/issues. • Constant communication voice/email with the contractor and any sub-contractors as necessary. Relevant facts: • General Contractor is already in place • Board members may not be available in person • Project Manager is required to conduct onsite visits periodically
