permits for renovation

We’re int he process of buying a co-op in prospect heights and want to know about getting permits for the renovation we are planning. we were told that the permit process was started, an archetect was hired and paid for half the job and he drew up plans, but the did not submit or pull the permits because the owner decided to sell as is and allow the purchasers to renovate to their own taste.  the contract has said that an architect has to submit the schematics for the permits… and i’m wondering if that’s true. I have the guy’s schematics and could just adjust them to what we’re doing since my partner is a designer. it just seems crazy to pay someone when we’re not making any structural changes. If we are required to get an archetect, what should something like that cost?

Usually, it’s an expaditor or architect who file the plans for permits. Without getting into the ethics of using/altering the plans, if there are no structure alterations, and you’re not relocating plumbing and electric, you may not need a permit. A competent contractor should be able to tell if you need permits. Also, you’re going to need approval from the board, and they will have a say if you need permits.

The contract with the former owner probably said that the designs belong to the architect.  So it you were to use them you would essentially be stealing another person’s work w/o paying for it.  Some licensed professional has to to file.
