Order of work? Painting, moldings, etc.

All- We are doing some work on an apartment before we move in, and as newbies aren’t sure about the best order to do things. We are currently having new floors put in (old subfloors weren’t level in all spots, and we also upgraded the quality of the wood), but are wondering how to tackle the next steps. #1 fix plaster on one wall and nearby ceiling damaged when a built-in bookshelf was removed (it was built by an amateur who nailed/screwed in/glued pieces of plywood to the plaster to form the back of the bookshelf) (I know we have to do this before painting the wall, of course!) #2 fix a window frame also damaged when the built-in bookshelf was installed (they put nails and screws right into the wooden frame, gah!) #3 install baseboards in the entire apartment (junked up old ones from the 80s were dinged up and had paint glopped all over – nothing worth saving) (baseboard installation was included in the pricing for the floor replacement work) #4 paint walls in the entire apartment (not the ceilings in some rooms where we’ll be replacing track lighting and other fixtures) #5 install crown moldings in living room and bedrooms #6 strip and repaint window frames and door frames (globbed on paint looks terrible! at least two of the window frames are original to the building and have a nice egg and dart detail we’d like to keep) #7 paint new baseboards and crown moldings Does one install baseboards/crown moldings before or after painting the walls? I would think you paint first, as then there is less taping involved. All recommendations and advice are welcome and extremely appreciated. I already feel like I owe so much to Brownstoner for giving me the confidence to have our floors redone! Others in the building are all commending the decision and expressing their regret that they did not do the same before moving in, so we either decided wisely or everyone else is just being nice 🙂

Thank you all so much. I wish we had realized we wanted to strip the window casings before we did the new floor installation…live and learn. I know we’ll need to make sure our new floors are well protected during the paint stripping. People mentions something called…mason? mesa? something kind of like a plywood? Yesterday we met with Hugo (his business card reads Hugo Painting and Decoration, the related website says Hugo Painted) to discuss plaster, paint stripping, and painting the walls and trim. He did not bring up any concerns with the egg and dart portion of the two windows with that detail. We are thinking we might need to try to work with someone who specializes in paint stripping for this portion of the work.

Caution on stripping the egg and dart detail. If it’s made of a material known as comp or composition (glue and sawdust, mostly, pressed into a pattern), it may not survive stripping, right? Also, if the plaster damage is minimal, a plasterer may not be interested in such a small job, and a good painter should be able to repair it after all the other work is done and before he/she starts painting.

Since you are planning to juggle and organize the trades yourself, I would definitely think in terms of painting last. A GC with flexible workers at his/her disposal can prime and paint portions of the job flexibly without interrupting flow, but I am not sure your painter is going to want to come in and out of the house at various intervals to do the job on and off piecemeal. they will want to come in, prep, prime and paint and then move on to next job. You also want to keep the trades from interfering with each other and being able to point fingers at each other if you are unsatisfied with some aspect of the job.

Personally, I prime everything first. Moldings somewhere on the side, 2 coats of good primer and sand it each time. Than I prime the walls. Install the moldings, caulk, and two coats of finish paint on everything.

Thank you! Not DIY, but we wanted to try and get some independent info and advice before talking to various people who would do the work. We are thinking one person for the plaster repair, one person for overall painting, and the carpenter who did our floors for installing the baseboards and crown molding and for fixing the window frame.

Paint everything last. You are doing so much other work that you are going to paint later (baseboards, window trim, etc), it will be easiest to just do all the painting at the end.
