Looking for photos of header/post combinations for kitchen with island
I’m interested in seeing pictures of brownstone kitchens where a wall has been removed and a large header has been installed, or a smaller header with a post (or posts), with an island in the middle of the kitchen, to get ideas as to how to integrate a post/posts into the island design. We are in the process of opening up a wall and I can picture either a post on one end of the island or posts on either side of the island (so it’s like a picture frame around the island), and I’ve seen photos of posts in more modern kitchens, but not that many in brownstones where a lot of the details have been retained like the tin ceilings, hardwood floors and classic trim. I’m thinking of going for columns that mimic the trim we’re losing a bit of, to tie the room together. Any thoughts/pics welcome. Thanks!

Jeanmarine– THANX. We might be neighbors, and after the same Kitchen & Dining Room combo! We just bought a home on 72nd Street Bay Ridge– And are just starting the design/renovation process. Im looking for contractors– How can I get in touch with you to compare notes?

Well ours took less than three days and we paid time and materials and time least cost under $2000 to remove the wall and frame the header and temporary post. That doesn’t include finishing work. Our bigger issues now relate to removal of the air duct and dumb waiter to make space for a fridge. We are rethinking that and figuring whether we can fit a kitchen in properly along 10′ of wall for all appliances and countertop other than an island. That is tight!

Can any member (jeanmarine2, jimhill_ra) itemize the approximate cost and timeframe of opening up a wall between Kitchen and Dining Room in a typical Brownstone. Assume same type of job as the pictures in jeanmarine2’s post. Something like: Architectural Fees, Permits, Steel Beam, Demo, Carpentry, Trim

Typically yes. The floor joists generally won’t break without a supporting beam or wall, but they will sag. This is why most brownstone type houses have a wall running the length of the house, parralel to and 6 feet away from the party wall. Yes, you can say they were built without using that wall for support, but nearly all have sagged until they hit the wall and made it a bearing, or “stiffening” wall. Also, standard joists were stronger when these were first built. Today’s framing is not capable of the same loads.

Do you need a beam if the the joists span the brick walls, and the distance is less than 20′?

Thanks Jim, I also like how the header is used to support some lighting – we have tin ceilings on both sides of our new header (since I originally posted our contractor added the header and some temporary posts until we figure out where the permanent post(s) will go) and most contractors told me we would have to lose the ceiling on the kitchen side, but the one who opened up the wall saved both sides of tin ceiling and I’m so grateful, but I’ve been worrying about lighting since tin ceilings don’t support as modern lighting. here’s a photo of our future kitchen/dining room with the header installed yesterday.

looks beautiful Jim. So did you use a flitch beam to replace the load-bearing wall? And then supports all the way down to the basement?

Here’s one we did in Lefferts Gardens. Opened up the entire first floor, opened up the wall between two windows and combined the opening to make a nice big opening to the rear yard. It was actually a very tight kitchen to begin, and is still tight in plan, but feels huge when in the space. Jim Hill, RA, LEED AP Urban Pioneering Architecture
