Hi – I live in the 4th floor of a brownstone and I’m planning to remodel the kitchen and a half bathroom. The summary of the work required is: tear down wall that separates kitchen from living room. Rearrange appliances (fridge has back against wall that will come down, so it needs to find a new place). Then turn what used to be that wall into a ‘bar’ type arrangement. The bathroom is a half bathroom and I want to turn it into a full bathroom using the space of a closet behind it. That’s very summarized and I know it’s not as easy as it sounds… but pbbly enough for the purpose of explaining what I want to do. So a few questions here: – Do I need an architect? Or is a contractor enough? – Any recommendations for architect/contractor? – What’s reasonable in terms of cost for a project like this? Thanks everyone! Felipe

Yes, you will need to file this with an architect. Whenever you are moving walls, adding additional plumbing fixtures etc. it should be filed. I am sure your Co-Op or Condo board has rules regarding renovations etc.? If they do not, sell quickly before someone else does something really dumb! Below you!

resident2 – Thanks for the prompt reply. Yes, the Co-op does have rules and everything must be submitted to approval of the board before any renovations. It’s been discussed in the board and plans for the renovation must go thru them before starting any work. Thanks again, Felipe
