Extension of extension
We have a two story extension on the back of our house. The upper floor extension is smaller than the bottom and has an adjacent deck. Due to water damage, the wall on the adjacent deck has to be replaced. We don’t use the deck and if we are forced to make the repair we’d like to explore the possibility of further extending the existing upper floor extension to create another room where the deck is. The house is a four family that we are using as a three family. Any insight as to how to get this done would be much appreciated, as well as thoughts as to costs and time required. The space is only 15 x 7\. Thanks in advance. Contractor and architect recs welcome.

Op here. We have plenty of FAR. I know it has to be filed– and i know winter is coming up fast. Any other thoughts? Thanks in advance!

You need to have a licensed architect or professional engineer conduct a complete zoning analysis. Ed Kopel Architects, PC

You need to see that there is FAR to use for the fill in. It might be that when the extension was made they ran out of it and so you ended up with a deck.
