Designating Separate Mailing Addresses for Two Family House

I recently bought a two family house.  Although I am reconfiguring the set-up (changing from rental-above-owners’-duplex to owners’-duplex-above-rental), I will be maintaining the status as a two-family and renting out the garden level apartment.  The previous owner “rented” the second unit to a family member, so the house was treated more like a single family and as far as I know the entire house only has one mailing address.  How do I go about dividing it into two mailing addresses?  I think this has been discussed before in the forum, but I can’t find the posts.  Any help would be appreciated.  Thanks!

In spite of two boxes, the mail carrier sticks all of the mail in one of them (about 50% of the time) and we end up sorting it anyway.

I had the same scenario. I put in two mailboxes, both at garden level. One is labeled Apt. 1 and the other is Apt. 2. I believe that I submitted a change of address to the USPS, as did my tenant.

You don’t know how good you’ve all got it. A large percentage of the mail for my house is thrown through the mail slot in the cast iron door under the stoop adjacent to mine, which hasn’t been occupied for close to eighteen years. It lands in a puddle. The mail carriers are apparently unable to determine which stoop goes to which house in an attached row. Then if I’m lucky, I get that mail a few weeks later when and if the owner shows up to check on the place, typically soaking wet and moldy. Complaint to USPS are unavailing. I should only have your problems.

I have downstairs tenants, and a mail-slot in the ground-floor door. First one home after work picks up the mail, sorts out their own and leaves the rest on the hall table. It’s worked well for 20 years. We don’t even have apartment numbers.

USPS official answer is that the landlord is to provide USPS mailboxes in one location. They will not deliver to two different locations at the same address.
In Brooklyn, they do not like to walk up stoops, so it is easier to train them to deliver to an under the stoop location or front yard location, and you just hope that they actually use any mail boxes provided and do not just throw it through the gate and onto the floor.

A lot depends on your carrier. When our regular person is working mail is sorted for different mail boxes. When we have a sub we’re lucky if the mis-delivery is just next door, not 4 or 5 doors down.

I was curious, did this get figured out? My mother lives with my grandma and receives her mail at my house, and she does technically own it so I can’t say she has to switch. When she checks the mail though, she takes my mail too. If she likes something she takes it, if she doesn’t she tosses it. If she is curious she opens it, if it seems important she gives me it. I want to just start writing #A after my address and put a lockbox below the regular mail box with a big A on it and hope for the best. The mailman is very nice I believe he would seperate it, but his Sub is the one that usually delivers on the days my “personal mail” just so happens to come in and she doesn’t hardy seperate my neighbors mail from ours because we are on the same post. Can I say something or do I not have flag to raise?<<<

We have a tenant and one mailbox.  I don’t think it’s worth getting a separate mailbox because I believe the mail carrier is not required to separate it since they are not official apartments, and often wouldnt get it right even if you asked (and then are you going to check both mailboxes each day to see where your mail ended up?).  Heck we still get mail delivered to our house for the previous owner from 5 years ago!.  So we just take out our own mail and leave the tenants in the mailbox for him to retreive.   Not a big deal.

Mailmen will typically not deliver on two levels, hard enough to get them to deliver into 2 mailboxes (it’s officially not an apartment, so I don’t think they have to.) My mail and my tenants is routinely dumped on the vestibule floor and we’ve survived it for years.

Also, I seem to recall that when this was last discussed, there was some discussion about whether the mailboxes both need to be on the same level or whether the mailcarrier will deliver separately above and below the stoop (but, as I said, I can’t find the old discussion).

Let me clarify before the snark gets out of control.  What I meant was how to divide into different apartments (I guess I was mistaken in thinking that different apartment numbers are referred to as different mailing addresses).  I didn’t know whether there was some process needed in order to “officially” designate each apartment as such (such as registering with the postal service), but based on the responses so far I guess there is no need to take any official steps. And, expert-textpert, while I would not mind going downstairs to drop off my tenant’s mail, if I were the tenant I would not appreciate it if my mail routinely passed through my landlord’s hands.

HUH? You’re kidding right? You can’t divide it into two mailing addresses. Just like you can’t have different mailing addresses for apts in a building. It’s the house number, street name and then apt #. In your case, get two mailboxes and it would be: house number, street name and then, 1st floor (for your garden level tenant). And oMG, heaven forbid, the mailcarrier puts your tenants mail in your mailbox, you’ll have to go downstairs and give it to them.

Designated house numbers is actually under the auspices of the borough president and getting a new one is not an uncomplicated process.  I also dont think they will give two street addresses to the same tax lot.  I cant imagine why you would need a separate mailing address.  If you install two mail boxes, the mailman will usually deliver to the right one.
