Can anyone recommend a contractor to (re)build a stoop for my brownstone? It was removed before I bought my home, but now I would like to restore the parlor floor entrance. I’m interested in either an old-fashioned brownstone stoop or one of the metal frame and brownstone steps that I’ve seen in the neighborhood (like the one next to the Garden of Union). I’m not in a Landmarked district – yet – so I still have some flexibility. Thanks in advance for any advice.

The first thing to do is to work out what you want. Do not expect a contractor to design your stoop for you, it will be a disaster! If you decide on a metal stoop, then contact some metal workers. If you decide on a brick or brownstone stoop, then contact some of the many masonry contractors that are on this site. Spend some time looking at stoops in many neighborhoods, take pictures of them and start working out what you want your house to look like. Price of a new stoop can vary greatly depending on style, materials and workmanship. Anywhere from $5,000 for a short simple block & stucco to well over $30,000 for a landmark quality Brownstone stoop. Also in your decision of style keep in mind maintenance. Iron stoops need constant scraping and painting. Salt in the winter plays havoc. This will also need to be filed with DOB, it will obviously change the egress of the building, so although not landmarked it will need to be filed.

I recently saw a building on the north side of 4th St. between 7th & 8th Aves. in Park Slope rebuilding its missing stoop. There’s more than one building on that block with work going on, so you’re likely to find a contractor on the street who can point you to the right house.
