I understand the cellar of a 2 family townhouse is to have a fire rated ceiling to conceal the joists. Are there other, reasonably cost effective methods of meeting code requirements while leaving joists exposed (and thus capturing more ceiling height? Any methods of coating / sealing joists, or any fire rates materials to use for above sub floor instead of plywood?

There are always other ways but it would really depend upon your situation and what would need to be rated.

Situation is to attempt to capture more ceiling space by leaving joists exposed, but without expense of replacing plywood above with concrete and without expense of replacing existing wood joists with steel.

While I wasn’t aware that a two-family required the fire rating, it sounds like a good idea anyway. It would take some time, but 5/8″ drywall cut and fitted around joists and between them (up against bottom of next level’s sub-floor) should do the trick. Taping would be needed, but it doesn’t have to be a thing of beauty.

Typically a fire rating is required between different uses or different units in a building. So if it is your space above the ceiling (the floor above) then you don’t need a rating and you can leave the joists exposed. But often its hard to make that look good because of wires, pipes and bridging usually found between the joists.

they are actually right, depends on the situation. have you tried asking a contractor about your project? i highly suggest you go to myezbz.com. i don’t have that much idea about this kind of things, so i’ll look for someone with more experience. good luck!
