BUILDING CODE - CO- SPRINKLER QUESTIONS

In contract on a 3 family and would ideally like to take the two middle units for our owner duplex. I would like to leave the ground floor as a rental and possibly finish the cellar and make it part of the ground floor rental.This would allow us to grow into the house and eventually take over the top floor, but for the time being, we would like to rent it out, and keep it as a 3 family… Unfortunately, the Icards tell a different story. Will I need to get a CO if I “reconfigure” the occupancy? Also- do you think I will defiantly need sprinklers if I go this route?
