Brownstone Facade Work in Bed Stuy

Hi Sandcastles, I am using Mohammad from Progressive Contracting. His phone number is 347-341-3808 Anyone can come over and see the work that they are doing at my property at 313 Hancock Street. We are only in the phase where the rough coat, slurry coat and scratch coats have been applied and we are now waiting until the temperature improves enough to allow the final brownstone coat to be applied. However, during this time, Mohammad has been excellent to me. In part, because he needs to showcase my property in order to pick up more work. There were several things that needed attention to my facade. One was the design details. His crew (or at least his subcontractors) seemed to have done excellent work on re-creating or adding new designs where it was previously. I’m very happy about it. Again, you can see the details of those designs, especially the ones on the sides of the stoop. It won’t be entirely finished until the last coat, however. So keep that in mind. Mohammad was also kind enough to inform the neighbors and even offered to add one of the adjacent properties to his insurance policy when the owner was unsure of allowing the scaffolding to be placed on her property. This is my first full facade work, but that was really nice of him to talk to the neighbor and make that offer. In the end, we decided to place the entire scaffolding onto my property although I see a lot of other scaffolding set ups where one leg is on the neighbor’s. When the scaffolding went up, everything was done legally. That included pulling the permit which implies adding the property to his insurance. I even examined his Scaffolding license. This became important because when the scaffolding went up and before we placed the permit on the property, someone called in a complaint for work without a permit! Now I’m just waiting for the Building’s department to send over an inspector (or maybe they can just look in their database) to examine the permit. But it seems DOB is having problems with all the arrest for corruption which happened yesterday. After the last layer of previous paint and old brownstone coat was removed, we discovered a lot of problems with the facade. There was a big gaping hole between the top of the 2nd floor window and the bottom of the 3rd floor FLOOR. You can see directly out of it if we broke open the wall from the inside of the 2nd floor. Someone had covered it up. Really bad previous work. Mohammad fixed that up right away. The price was equally good. Of course Mohammad can’t charge too little, but it was certainly below some of the well known guys (Excellent, Malek, etc.). Hi All, I bought a Brownstone at 313 Hancock Street, Brooklyn, NY 11216 2 months ago. The Facade is in terrible shape after I had it power washed to see what it looks like under the paint. I am getting quotes to redo the entire Facade and stoop, including scraping and repainting the cornice as well as preserving the decorative elements. I have been getting several quotes. One by Excellent for $75k, etc. I am thinking of using a company called “Progressive Contracting.” They came in around $58k, but that would include redoing the front yard cement, scraping the iron gates and repainting, etc. Find them here: http://brownstoner.staging.wpengine.com/x7nq Has anyone used them? Haven’t heard of them before but with brownstone facade work, you should definitely go visit previous jobs and speak to customers personally. Very important that you pick a quality contractor rather than an “affordable” contractor. It can cost you more in the long run if the job isn’t done properly. Also use someone who is familiar with landmarks (if you are in a landmark block). I have seen Excellent Contracting around the neighborhood along with Brownstone Authority and Malek Contracting (though Malek can be a bit pricey but has reputation).

I second the recommendation for Malek Contracting. They did work on serval houses on Vanderbilt ave (even number side of the street) between Dekalb and Lafayette. T Walk over and see the work. I’m sure they’re pricey but the work is amazing.

Thanks for all the replies. I’ve been calling for an estimate from A Malek Contracting for the last 2 weeks. It seems he’s so busy that he can’t come over to my place to give me an estimate! That really makes me a bit worried, despite his reputation. I’ll get his estimate before I actually hire anyone, of course. Thanks again!

Slightly off topic (but not really) – when we were looking for a contractor to strip paint off the façade of our brownstone, one of them said “I will power wash it and then re-brownstone the whole thing.” I questioned why he needed to re-bronwstone, since the façade is in good condition. He replied “yes, but it won’t be after we power wash it.” The point of my story is that there are unscrupulous contracts out there who are damaging beautiful brownstones for no reason. Brownstone should never be power washed – use a paint stripper such as Peel Away 1 to remove the paint. Also, that contractor was highly recommended and was not one of those guys that leaves their business card wedged in the gate.

I know the cost of new brownstone facades keeps increasing but $75k sounds like a lot. There are less expensive, perfectly reputable masonry contractors out there. Search the archive of this forum.

Just an update. A Malek called me today and gave me his estimate of $75k. That is in line with Excellent. Also, he says he left a message on my phone in regards to calling back for the estimate. I might have missed his call, so it may have been my fault. I don’t want to rush signing a contract and my most important issue to solve is to make sure I don’t have problems after a while. Hopefully it will last more than a decade without problems. Progressive Contracting is giving me a 10 year warranty. So I’m hoping that this will also be honored if I wind up going with them. Hi Investor Lou, I would highly recommend Excellent Contracting. They recently finished a facade renovation for my brownstone in the BedStuy Area. I bought the place last year and initially hired a contractor who was working on a facade renovation for the building next door, assuming the neighbor had done their due-diligence. Unfortunately the contractor abandoned the job. I learned that it is very important to ask for references to check their track record. So based on numerous strong recommendations, I contacted Excellent Contracting and checked with at least 2 previous clients to make sure they were satisfied with their work. Because I had tenants living there, I needed to make sure that the job was done with the least amount of disruptions and for the contractor to keep the worksite clean and to finish the job in the least amount of time possible. Not only did they satisfy all these requirements, the job was done at least a month before the agreed upon deadline. In addition, the quality of the work was top notch, and you can see the difference between my building and the one next door done by the original contractor that I had hired, who abandoned my job. I strongly recommend Excellent Contracting. They will make sure that the job is done right and on time.

I have to agree with Soupman. Quality contractor who specialize in historic brownstone facade restoration, it will benefit you in the long run. Also 10 years warranty is not enough, 20-30 years warranty is the norms, The right way to restore your metalwork is not scraping it. its best to strip it to bare metal then repair/restore. You should obtain written estimates (with warrantees and references) from multiple contractors and do your due diligence to review their previous work. Especially work they have done 10+ years ago. You cannot be sure a contractor will be around 10 years later as in the case of philkim the contractor abandoned the job halfway (what happens now if his neighbor who had used the same contractor has issues with the job down the line?)

I would also highly recommend Excellent as well. They recently finished my brownstone in park slope and it looks amazing. They took every measure to make sure that I was happy with the work and my tenants were not inconvenienced. They did my cornice as well…which was in really bad shape. You definitely need the facade and cornice redone. I would also redo the entryway. You have a large impressive doorway with a cheap home depo door. NeoGrec – 75k is not a lot of $$$ for a brownstone facade. patching the brownstone only goes so far and eventually it will become a liability. Besides, it only adds value to the building and makes it so much more appealing. In my case, the work took 6 months to complete as they had to cease work when temps were below 50 degrees.

I have been trying to work with Excellent, but they seem very busy. they have not showed up two times for an appointment to see my house. whatever you do, do not use Amin Home Improvements. they charge a lot and did shoddy work at my house.
