I have a mixed use building sitting on a 21×98 lot. I would like to extend the commercial space to the back yard and add about 500sq ft (the far allows me to add 700+ sq ft). The building does not sit on a historic block. Does anyone know how much such an endeavor would cost? and how long it will take? Thank you

Are you in a commercial zone? Otherwise ,I don’t believe you can significantly increase the amount of commercial space irrespective of the available allowable floor area.

I think $300-400 sf is more realistic, plus professional fees, etc. But if you are in the R6A zone there is a lot coverage limit of 65%, so make sure you are not exceeding that with the addition.

MDR – Thanks for the realistic cost. I was given a quote of 150-200 which I felt was on the low size…even though this will be a raw space. My neighbor 2 doors down is almost done with an extension going almost all the way back to the property line, so I believe I would be able to do the same (although I do plan on having some back yard left).

@landlord with commercial rents the way they are, if definitely makes sense to do. for 150-200/ft, which i think is realistic, you would be ahead of the game after 3 years or so.

no-permits – That’s what I was thinking. Ill be meeting someone who has done this kind of extension on a property 2 block from me. Although his property is smaller (20×75), he extended all the way back over the back yard. He just rented his space for TWO TIMES the rent I get for mine. My only indecision is…do i extend as far back as I can, or do I leave some of the back yard? (and if i do leave some of the back yard, how much should i leave).
