2 kitchens in a Multigenerational single family?

My wife and I are currently looking to consolidate with my mother-in-law to create a multigenerational home. Ideally, we’d like to have some privacy in this set up (say, my wife and I on one floor and mom on another) but we dont need to have seperate entrances, or seperate locked units. However, in such a design we would like to have 2 distinct kitchens. Some of the BK properties we’ve been looking at are strictly zoned single family. Is such a house legally feasible to renovate like I’ve described? How about the 2 kitchen question? I’d really appreciate input from anyone with experience in this area. Thanks!

Legally no, you could do one as a wet bar. I did one for a Jewish family but that was a while ago. Not sure if DOB allows that anymore.

In response to Jock, I did a kitchen in the basement of a single family house in Riverdale earlier this year for a Jewish family it had a range, sink and fridge, so yes the DOB still allows it as a form of religious freedom for Jewish families. You need to amend the certificate of occupancy and do a bunch of additional paperwork including a restrictive declaration.

There are many such scenarios in NYC. But many multigenerational families live this way.You cannot file for two kitchens unless it has a restricted use for a live in nanny annex for example or if you file it as wet-bar, you cannot have a gas stove, you are not supposed to have a full size electric stove either for a wet bar. Or in some older neighborhoods: Crown Heights for example especially on the blocks that are zoned one family, the original live in maids units in the basements have small kitchens, I saw one recently in house listed for sale on President St, they were calling it a “Summer Kitchen”, it walked straight out to a wonderful vegetable garden and the current owners were clearly using it for jamming and bottling etc. Of course these auxiliary spaces cannot be rented out as an apartment, but that is not what you are doing. You are an extended one family. File it as a nanny annex, a guest suite etc. NOT TO BE RENTED. If you feel you must file it.
