Putting kitchen back in for appraisal - legal 3 family used as 2
what do we need to do to get appraised as a legal 3 family for a HELOC, for a house being used as a 2-family? we were denied a HELOC because we weren’t showing 3 kitchens, and the HELOC was to add the third kitchen. The ultimate goal is to move the kitchen down one floor and end up w/2 kitchens, but I’ve been assuming we need to leave the top floor kitchen and add a parlor floor kitchen, until we get the appraisal and the HELOC, after which we can take out the third kitchen. but it would be really great to streamline the process and know EXACTLY what we need to show as “kitchens” on both floors so we can get a loan sooner.

We had to do something similar and were told by our mort. broker(from the underwriter) that the requirement for a “Kitchen” as far as they were concerned was a stove and a fridge. period. We rented appliances for a week, set them in place and the appraiser came and photographed it.

The kitchen should appear to be functional and suit the living space it is in. So, for a small average, no frills NYC apartment this can be a base cabinet with counter top and sink, 20 inch stove, and a small refrigerator. None of it needs to be hooked up, but it should placed so it could plausibly be hooked up. you can probably get everything you need at Build it Green ASTORIA for $3-5 hundred. FIgure twice that for the Brooklyn store.
