Effects of applicances on rent

Hypothectical..   I have 2 apartments for rent in my brownstone.  They are identical except for the fact that one of the apartments has a washer and dryer.  How much should the difference in rental price be?  What about dishwasher?

A dishwasher is something I’ve found to be something that “high end” tenants really insist on… so depends on your neighborhood and who you think is in your target renter pool. If it’s singles or couples and there’s a drop off laundry nearby, they might care more about a dishwasher than laundry.   I look at appliances as a way to get and keep best tenants and have not always found they boil down to dollar value in rent. Right now our two apartments are renting the same price even though one has a washer/dryer and one doesn’t. Neither has a dishwasher and I know we’ve narrowed our pool because of that.   Also if you are marketing to high end high earner types be aware there is also an overlap from “high earner” to “high maintenance” which may be fine with you, but some prefer tenants who are more relaxed.
