Two of our big house projects coming up are the front facade (brownstone, painted over sometime in the 80’s) and front window replacement (aluminum contractor jobs, similar vintage. Drafty like all get-out). It seems like each has their own batch of specialist contractors – is there any benefit to tackling both at the same time, in terms of time, cost, paperwork with buildings / landmarks?

Yes, you should file and do both projects (windows and facade) at the same time. I’ve done several. I’d recommend using one contractor for both projects because of the coordination issues involved in mating the windows and the brownstone.

I’m sure it’s better to do the two together as Ed suggests. It will also help with LPC filing. But if you can’t (we weren’t able to because we needed to spread the expense and do these projects separately) just be sure to do brick-mold window replacements not inserts. These will cost more but it’s money well-spent for two reasons: 1) they will fit so much better than inserts and thus be more energy efficient and last longer; 2) when the old windows and frames are removed, you’ll have access to the wall cavity and can add insulation which will also improve the energy efficiency. Of all the money we’ve spent on our house, I’d say investing in high-end wood windows has been our most worthwhile expenditure. And you don’t have to do Marvin. Brands like Kolbe and Lincoln are very good but less expensive. The trick is to find an installer who knows what he’s doing.
