Why are the PE at the DoB inadequate.

I got lucky for once, the chef PE approved my PAA plans. With the Dob you can have 100 PEs and all having different opinions. I don’t need a new roof staircase, the existing new roof hatch w/ladder was approved. Dealing with the DoB would not be so frustrating if you did not have wait to 6-8 weeks at a time to get an appt.

I have been renovating a 3 family brownstone including a full sprinkler, plans were approved work completed on top units. Now my expeditor submitted PAA, and this PE says we have to put a full staircase to the roof. Doesn’t this sound crazy? My expeditor did some research and this code is for new construction, this brownstone was built in 1900\. Now he is trying to get a meeting with the chef Plan examiner. I am looking for advise how to deal with this.

initially I was going to ask you what surprises you about anything with any city agency, but when I reread your query and though about what Jock was saying, I recalled something someone once told me quite a while ago. Now, two caveats here which may disqualify me from speaking: I am not an architect and as a contractor I do not do big jobs. But I will finish: someone and it was either an architect or someone at the dob once told me that once you renovate 51% of a building (and I cannot recall if that is of the value or of sq footage) you must bring the building to current code as if it were new. Run that back by Jock and see what he says. Steve
