Replacing Epoxied Concrete With ????
Yeah, I guess it depends a lot of how long you want to stay in your house. If you want to still be there in 10-20 years, it’s probably worth the investment…

Hi Brownstoners, Hope I can get some insights on how to deal with an epoxied concrete floor. Hate the look of it but unsure how to deal with it (its starting to form bubbles and get discolored in some areas). I contacted a masonry company about getting decorative concrete (with that great mottled soft shine old factory look) but he told me that all the current epoxied concrete would have to come up (all 1100 square feet of it) at a cost of over $40K (yikes). We are not prepared to spend that kind of money or live with the total chaos that removing a concrete floor would create (this is happening on our main living floor – living/dining area, kitchen, half bath and long hallway). Would love to hear some suggestions of alternatives that won’t break the bank, can be applied over the epoxied concrete and will look appropriate in an early 1900’s converted warehouse. Thanks so much for your insights.

There are many different technologies and providers (contractors) for all sorts of different concrete floors. I’d keep checking with others and discussing the situation but yes, if 1,100 sq ft of it needs to be removed because it has failed as a substrate thenit will have to be removed but almost $40 psf sounds like a ridiculous price. I had one put in whenI had my NYC condo. I think I used “Increte” and the people were somewhere on Long Island but that was many years ago

Before you do anything, you should contact Robert Rowen, he does polished concrete which is much better than epoxied concrete. He can most likely come to check it out and issue recommendations. He just completed a job for me that was 1,400 sqf, and i couldn’t have been happier. I spoke with many companies, and Robert was the most knowledgeable and had the best price. Robert website: avantdesigninc DOT com email: arslongany AT aol DOT com phone: 646-270-3222 Tell him the french guy from dean street recommended him.

Thanks I have called Robert and we are going to get together soon. When you had your work done did he have to remove the existing floor?

No, it was a new house, so i had to do a new pour. If Robert says your concrete is not good enough for a polish and you definitely need to take the old concrete off and pour a new one, you will have to have another company do that. Robert do the polishing only. After you are done with that, you are good for 100 years.

thanks Transworld – I was hoping someone might come up with an alternative to the epoxied concrete that could be applied over it without all the dust and chaos of ripping up the floor. I will see what Robert has to say about whether our floor is a candidate for polishing.
