Potential Condo Renovations
We are seriously considering putting in a bid on a triplex condo but it needs some work (mostly cosmetic) and we want to get a semi-general idea if we can afford it on top of everything else. As much research as I can do online, I figured asking the Brownstoner community is a way better option, SO we are looking for good work and solid finishes but we don’t have an interest in going crazy with fancy brands, or contractors. Also wondering if this requires an architect, of if a contractor alone will suffice. Here’s the list: *Remove tile floor from basement and install engineered wood 650sq ft *Knock down one half wall in basement. Non electrical. *Finish basement bathroom with shower(currently has hookups for toilet and sink but is not used as a bath) *Remove and retile kitchen floor 255 sq ft *Paint kitchen cabinets *Remove kitchen island, add new one with electrics but not plumbing *Strip, stain and refinish living room hardwood floor 337 sq ft *Retile master bath, add recessed light to shower, new sink and counter *Potentially combining two bedrooms by knocking down a wall with electrics *Staircase facelift (honestly hard to describe so I know an estimate would be impossible. It’s not a spiral staircase but has a hideous metal pillar in the middle of it going up all three floors that needs to be ripped out and reimagined.) Any thoughts are appreciated!

Sorry you got no other replies. I think you wanted a home owner or architect to reply, but it is just me, a licensed Home Improvement Contractor. This “Potentially combining two bedrooms by knocking down a wall…” requires an architect or engineer to apply for a permit and a licensed HIC or GC to “pull” the permit. Most of your other work does not require a permit by the city, but some buildings you may buy in to require you to submit plans by an architect with your application for an alteration agreement.
