Personal items stolen during a renovation
I too am sorry to hear that. I lost a camera in this way, but the contractor was a “friend of the super,” that is a common way for coops to fix ceiling damage (etc.) from leaks that the coop’s licensed plumber fixes. This was a bit different than your renovation, but there may be similar pressure to hire cheap labor (even if what you paid was at tremendous sacrifice or above the going rate). The plumber is expensive, insured, licensed, and unlikely to steal, but coops feel they can hire much cheaper people for other things, even if they don’t meet the standards (and laws) otherwise enforced on shareholders. Friends of the Super (FOTS) are typically not licensed “Home Improvement Contractors” (HIC’s) or insured. FOTS are cheap probably because no payroll, income or sales tax is paid, and their is no worker’s comp, disability or liability insurance. If an FOTS pays the super or management for the opportunity to work for shareholders, than the fraud is compounded by corruption. Of course, home owners and coops are not required to hire licensed HIC’s but the penalties on contractors (often the workers are the HIC’s) for working without licenses are severe. So, did you hire a licensed contractor? Did you know we licensed HIC’s are not only insured, but we pay to keep a copy of our fingerprints on file with the NYS police, and we update our home and business address with the Dept of Consumer Affairs regularly? We are required to hire only licensed subs, and everybody is easy to find if a client complains, or if a mother complains about unpaid child support. But, the insurance and taxes (required by law) cost a lot more, so for 3,000,000 housing units in NYC, there are only 1,400 HIC’s. It is really easy to hire off the books. Even the NYS Dept of labor refuses to examine financial records in financial audits, so what’s the point in keeping records of who we hire?

I discover some personal items were stolen during the renovation. How do I address this with my GC and subs. They subs I paid directly

Sorry to hear…that’s awful. I don’t have any personal experience with this sort of thing but I can tell you that no insurance company will do anything without a police report so maybe start there.
