No Bathroom -how much?

I may make a bid on a house with no real bathrooms. There are two closets with toilets in them. There is a shower in another room. The house is plenty big, so space is not an issue So I would have to layout and build two rooms that would fit everything. I have rebuilt layouts with the architects and permits in a coop, but not the kitchen or baths. Are there any red flags about this situation as far as the DOB goes? Or is it just another remodel. Any thoughts would be helpful. THANKS

If the home is well priced, then full speed ahead. Putting in a new bathroom is no big deal. I typically gut renovate buildings and the fact there was a bathroom is meaningless because I completely move them anyways to make more efficient layouts. An Alt-2 filing shouldn’t take more than a month. If you are purchasing with financing, a financing contingency would be wise, per Cate’s concern above about financeability.

LOL, I once lived in an apartment (actually a storefront) like this. Not only was there a prefab shower in the kitchen, but also a freestanding radiator in the middle of the kitchen within arm’s length of the shower. We called it our “European kitchen/bath” and in winter warmed towels on the radiator while showering.

If the house is worth it, I would just go full speed ahead. The plumbing likely needs an upgrade, which could be costly in the beginning, but it will be the best money you spend as time goes on and you want to live in and enjoy your space. Better to make the outlay now and get it over with than worrying about it piecemeal. Without the unknown plumbing work I would say 30k for one nice bathroom and 15-20 for any midrange finished spaces, half bath or so. You need them- so I wouldn’t try to take the easy way out. Get the architect and the contractor ASAP.

we got our alt2 permits in about a month. my understanding is it is alt1 permits and especially ones involving rear extensions or additions on the roof are taking the longest.

Get a home inspector or a contractor to walk through the house before you make an offer, because it sounds to me like it needs a whole lot more work than just rearranging some walls to make a couple of full bathrooms. If by this day & age you do not have at least one full complete bathroom in the house; you are probably dealing with plumbing risers etc from the late 1800’s

No red flags but two things to consider: (1) Will a bank offer a mortgage? (2) If you are moving/adding fixtures and plumbing, it means you will need an architect and permits.
