landmark question

we are about to sign a contract on a landmarked brownstone. it will require work but is not a total gut. i realize that being in a landmarked district adds more money and time. i have heard add 20% more to my budget, but roughly how much more time? we have a year to complete the work but any more than that is really not an option. the home does not require any exterior work facing the street. only interior work. it is currently a 1 family and we would keep it as such. thanks in advance for any insight on this! -sarca

Sarca, There’s a lot of very helpful info on the nyc.gov website under “Landmarks Preservation Commission” so definitely bring yourself up to speed on their regulations and requirements. But curated is correct — all you really need is the Cert. of No Effect.

If there are no existing issues with Landmarks, no exterior work and you keep your filing to just one approval without paperwork mistakes, it should not cause an excessive delay nor increase the budget.
