Is it mandatory to replace my sewer line main ( renovating an 1898 brownstone )?

I’ll second recommending the $13/month insurance for water and sewer pipe breaks. I have the insurance and saved many thousands when my street water line broke a few months ago. The insurance company covered the entire cost.

Question please: I saw one of the streets being ripped up( city installing new water/sewer line main)in Bed Stuy and was told that many homes ( or all??) must put in a new sewer line into their home ( ripping up concrete foundation in basement). Is this mandatory? I’m looking at buying a brownstone in Bed Stuy and would like to know if this is the case? Cannot get a straight answer from real estate agents. Any help would greatly be appreciated. Thanks much.

We just bought in Bed-Stuy less than a year ago. I have a feeling that what the individual meant was that due to the age of these homes many owners are finding problems with the old sewer lines that require them to be repaired or replaced. Ours is original and we have not had any issues and therefor have not replaced it. I am not an official on this, but if there is nothing currently wrong with the sewer line I don’t see how anyone can make you dig it up and replace it. It may be recommended, but the “if it ain’t broke don’t fix it” mentality should be able to prevail here. You certainly have the option (if you have the monetary means) to dig up and replace an otherwise properly working, older sewer line, but why do that if there is no apparent problem? When you have an inspection done on any house you are considering purchasing, the inspector will assess as best they can the condition of the sewer line. This can be done through running all of the plumbing/flushing toilets simultaneously and observing the overall drainage of the home’s plumbing. If there is an obvious back up (meaning all fixtures are slow to drain) then perhaps you need to consider the sewer main as the culprit. Or if there is an overtly strong sewer smell emanating from the basement it may be the main as well. If the home inspector suspects an issue, you would then need a qualified, licensed plumber to confirm these suspicions as this diagnoses is outside the scope of a home inspector (just as it is for a real estate agent). Your first step in the house hunting game should be to make sure you have a qualified, reputable home inspector on hand. Never rely on the real estate agent as this is not their area of expertise and if they are in any way representing the seller they are not going to be pointing out all that is wrong with the home. I personally would recommend finding your own inspector and not going with the recommendation of one provided by the agent either. Just my personal preference, as I want to ensure a completely unbiased view of my potential investment.

What my real concern is having a 100 year old + sewer pipe that might be corroded and eventually “burst”. No one will know if it’s corroded to the point of a breach til it happens ( as we see all over the city when a water main bursts). If it’s mandatory to replace, I then can approach the seller/renovation company…one in the same). Thanks again very, very much!!

You really cannot predict the failure of anything related to a 100+ year old home. You can make an educated guess based on something’s age, but again, that is only a guess. Again, I am not an official, but I am near 100% sure that it is not mandatory to replace a sewer or water main simply based on age if it is otherwise working. If that were the case the DEP would be digging up the majority of the city’s service lines. Plus, in this current market no seller is going to even entertain an offer if you want them to replace something of this scope that is otherwise working. Good luck in your search!

Mykonos, An individual sewer or water supply line breaking is admittedly a major PITA, but it is _not_ anywhere near as devastating as when a City water main (the one running the length of the street) bursts, so I don’t think panic is in order.

I wanted to correct a mistake in the above reply/post. Waste lines do not burst. They are sloped down and work by gravity. Tree roots seeking water can penetrate a waste line through a crack, and proceed to grow inside the pipe, physically blocking waste from flowing out and down by gravity. Old clay waste lines can crack, especially if there is settling in the front, foundation, or street. Similarly within your home, waste lines that were originally not inclined enough, or over time have settled so they are now not pitched, or incorrectly pitched, won’t drain. If they are functioning properly, it makes no sense to replace.

Maybe what you saw is that they put a new water main, which is often required when you change the c of o and your sprinklers need to meet new code requirements.

No reason to replace it unless its an old lead pipe for the water service. In addition the city now sells a “service contract” for about $13 per month so if it(water or sewer) breaks or needs to be replace they will do it for you! smeyer418 Thanks for the link! My street had the water main replaced 2 years ago. A day after the job was done, the water main from my prewar coop blew up just where it met the new main. We had to spend $12K to replace it. On a more positive side, we now have great water pressure. I’m going to get the board to look into the insurance.
