Inspections or work after permits expire? Process for renewal?
You need to renew the permits, make peace with your GC, but stay on top of them to get finished, signed off and done! Self certifying is signing off with the buildings department. Once a buildings permit was gotten, even if it expires, you have to renew it in order to close it out.

Our GC pulled a permit on a home renovation in July 2014, and so it expired a month or so ago. Work is, technically, still ongoing though he’s a bum and never shows up, but there’s still work to do. Ditto with our plumbing permit–plumbing is done, but permit expired. My question is, do we need to renew those permits to get a final inspection? The architect self-certified the Alt 2 and all the major work has been inspected already and the plumbing is done already too, minus final work with fixtures. If we do, is there a difference getting them renewed after they lapsed? Are there time limits? And is this something that has to be done by the GC or the architect who filed the permit set? The permit sets was filed via HUB. Thanks in advance.

Yes, you must renew. If your Arc or GC pulled permits that means you are on the Buildings Dept. radar and a schedule of work has been submitted. Should they come to inspect the work only to find you progressed after the schedule or the expiration then its “fine” time. They can also go after your Arc or GC in which case you may have them place lien after lien on your property. Should you decide to sell and the liens are still on then prepare for a long wait. In fact, if they put liens on the property when starting the work make sure not to make final payment until they show you the liens have been removed.

Thanks for the comments. This was filed as self-certified so there’s no schedule of work for them to inspect–the architect is inspecting all work except final inspection. And for what it’s worth, this was a 2-month job that has now taken 13 with months to go so… not worried about scheduling issues. Of concern is also whether I fire this GC and get someone else to take up the expired permit but I suspect I”ll be wading into DOB hell.
