Hole in the wall

A tenant moved out, taking his air conditioner w/ him. New tenant is moving in but doesn’t want to buy a/c until next spring. Dilemma: how do I fill/insulate/weatherize the through-the-wall sleeve? Ideas & sources, please. Thanks.

I’m thinking you might have to bite the bullet on this one. Anything you do as a temporary measure may result in leakage/damage over the winter. Then, when your tenant puts in whatever he feels like, there’s no way it’s going to be properly sealed, which means you’re looking at more long term leakage/damage. I guess I’m echoing some of the other sentiments on here when they say to buy it and install it yourself (or professionally). Then renegotiate the rent next year–an increase of 1/40 of the cost of the renovation is sort of standard. And look on the bright side…you can probably get some good deals on AC’s this time of year. I’m a landlord of our third floor apartment, and this is how I would handle it.

Your tenant might want to know that regular window a/cs may not work well in a sleeve, depending on how much shows outside the sleeve. Sleeve a/cs take in air thru the back (hence have no side or top vents;) regular ones take in air side & topthru vents which might be blocked by the sleeve. Sleeve acs are more expensive and less efficient.

We furnish ice maker, washer, dryer, dishwasher & charge below-market rent. Most tenants we’ve had already owned a/c units – I think this is a first in over 25 years.

I agree with the above. If the AC is a thru-the-wall type, I’m of the mind that the landlord should supply it. Then you don’t run into this problem. In fact, I believe this is customary for thru-the-wall ACs.

Rigid board insulation along with some fiberglass from HD should do the trick. Use a bread knife to cut them both. Use duct tape to complete the seal
