I’ve been living in the same apartment for 3 years and have maintained an exceptional rent record. Within days of signing/renewing my lease (and adding my partner onto it), my shady landlord inexplicably changed her mind. We are exceptionally qualified tenants so this came out of left field. Now we are unable to agree on the terms of my vacating. Under the guidance of an attorney, I’ve asked for a 2 week extension (to leave at the end of September), September rent-free, and for return of my security deposit after a walk-through of the space. I would also have the apartment walls re-painted to their original color. She is only willing to offer half of September free, and she has been extremely inflexible during all of this (will spare you the earlier details). I’ve heard people get a lot more from the landlords when they’ve had to vacate unexpectedly – from coverage of moving expenses to brokers fees, etc. The apartment is in impeccable condition, but given that my landlord is not trustworthy, I can see her refusing to return my security deposit. What are my options here? Can I just agree to vacate at the end of September and surrender the security deposit as the September rent, leaving the apartment unpainted?

If both you and your LL signed the renewed lease, then you have an enforceable contract, and under most circumstances you are not required to leave until the end of the lease. If the lease has a clause that allows for notice and early termination and vacancy, it is only enforceable if consistent with NYS law. In your post you say that you have the guidance of an Attorney. Why are you now second guessing your attorney by asking a lot of anonymous people that do not know the whole picture? There is more to this than a “shady Landlord” that you want to stay living in the building of.
