I have a crazy tenant in my 12 unit 1850’s building. She’s been evicted by the Court, but not til Oct. 15\. Con Ed locked her meter today, so she’ll have to burn candles; I know she can’t pay her $1,000+ bill. She now has a crazy adult son with her who starts fires. She’s taken out her smoke alarm and wouldn’t allow me in to install a CO1 alarm. I put a smoke/fire/CO1 alarm up today in the Hall outside her door – she immediately took it down. I’ve called APS, but they’ve closed out her case, saying she’s capable of caring for herself. I’ve called the Fire Department, but could only fax a form. Does anyone have any good ideas?

I would report the stolen smoke sensor to the police in this case to create some papertrail.

Go to your local fire house and explain the situation to the local Captain of the house. Note the date & time and who you spoke to. So that you are on the record of trying to protect your other tenants and your property. Contact the lawyer that bought the eviction case and ask if they will bring an order to show cause to accelerate the eviction based on the new unsafe conditions in the apartment. (Con Ed turned off, candles being used, no smoke detectors etc.) This is an example of the problems with rent stabilization, landlords cannot police or protect their tenants from unsafe tenants.

I second resident2’s recommendation, particularly about going to your local firehouse. I did that once for a completely different issue (didn’t involve my building, but it was a cause for concern and I felt the FDNY needed a heads-up for their own safety) and within an hour they were all over it, trucks on the scene, etc.
