Hi all, AFter months of craziness we are in contract on a 2-Family Stone house in Bed-Stuy. Property is in great shape but we need to make some changes in the Garden Rental. We need to add a shower to the bathroom and potentially extend the extension to create a full bedroom. Or we may decide something else entirely 🙂 – does anyone have a recommendation for contractors to do some smaller type jobs, this is not a GUT situation. Thank you! Blue

As a contractor who does small jobs, I see a potential problem with your request. I not even sure if would I want any of my clients to recommend me, the way you put it. The potential extension would definitely require a DOB permit. The shower alone might require a DOB permit, or maybe the shower would be added to an Ordinary Plumbing report by a licensed plumber, you did not leave enough clues. A GC registered with the DOB, who might do the extension, could hire a Licensed Home Improvement Contractor like me, as a sub, but more likely they would do the bathroom work too. The exterior work would push me in to a world of pain with my insurance companies, no thanks. I prefer to save architectural features and reuse as much as practical, but I am professionally skeptical of your situation. Without seeing it, my GUT tells me you are unrealistically, and unattractively, trying to save money. I think showers should be waterproof. The ones I am asked to “repair” are failing because they are done in the usual, obsolete way: tile substrate is designed to stay intact when wet, which is quite different from waterproof. I am not sure why you are not getting any recommendations so far from other home owners, perhaps you will get some over the weekend. But, I think the range of things you mention, may not yield any, or may not yield recommendations to the specialists you really need.

It sounds to me that you need to calm down, close on the property…take some time to work out how you want to live in the house and do not even talk to any contractors until you have worked out what you really would like to do. With in a year of moving in the house will tell you to do something completely different to what you think you want to rush into do now. Just clean it and move in…relax.
