Hi all we are considering changing the layout of our brownstone from top floor rental to garden apartment rental with the duplex on the parlor and third floor. I know the construction costs associated with this but I am more interested in the process with the DOB and how easy or hard this is to do. Has anyone done this and what was your experience like. Our brownstone was not properly taken care of and there is a lot wrong with the work done previously. how much do you think this would cost? thanks in advance

Changing the configuration from a duplex with a simplex (single floor apartment) above to a duplex with a simplex below will require you to change the C of O. However it is not a change of use, as it shall remain a two-family, so you will not need to add sprinklers, but you will need to document all existing conditions and change any non-compliant conditions to meet code. Assuming you would do the latter as part of the renovation, there is most likely nothing to worry about. It’s a pretty straight forward application. You file an alteration type 1, do the work to code, get your inspections and signoffs, your expediter files a couple more forms and voila, you have a fully compliant residence with a new C of O.
