We have an SRO and have applied for our Cert. of NH. All our tenants check out, but we are approaching our HPD inspection of the house and here is where the problems start. The house was owned by a 95 year old woman who passed and had not repaired holes in plaster; painting issues; holes in linoleum or cleaned the kitchens in the SRO part of the house for years (as tenants moved out and the rooms were not re-rented). My question is — do we have to make repairs for the inspection? What are they looking for? We are going to gut the SRO part of the house so it does not make sense financially for us to do repairs twice but I can’t get a straight answer from our lawyers nor HPD. Any advice?

It’s really important that you don’t do changes to the current layout before the inspector comes, and the individual SRO units are still recognizable. Doing a paint job would actually be counterproductive in my opinion. Did buy that place on Herkimer in the end? Congratulations and welcome to the Neighbourhood!
