Hi, We’re looking to redo the entire façade our brownstone, along with the stoop. Is it typical for the contract to provide for a guarantee and, if so, for how long? Any carve-outs/exceptions or other things we ought to look out for? Many thanks! M

We are in contract with Excellent Contracting LLC and there is a section for warranty of the work. The work has a 5 year guarantee and facade should be good for over 20-30 years stated. Amin Home Improvements is doing our facade work which includes a twenty year warranty. He also specifically spelled out the scope of work. Below is copied from the contract: 1\. Cornice Repair & Paint: The entire cornice to be scraped and remove all the loose paint, then necessary repairs to be done. After that, one coat of primer and two coats of Benjamin Moore paint to be applied on. 2\. Front Façade (Full Brownstone Restoration): Entire front façade (Top to bottom) of the building including the stoop, underneath the stoop, both side of the stoop – Complete Brownstone restoration to be done. This job includes ? At first, completely chiseling out about 1 to 1½ inches of the existing brownstone layer of the front stoop to get to the solid brownstone and completely chiseling out the existing brownstone layer of the entire front façade including all the detail work (like moldings and flowers) to be completely removed to get to the solid brownstone. Then, three coats of cement stucco to be done on the surface – one time slurry coat cement on necessary places with big opening, one time scratch coat cement on the entire façade including the step and underneath the step and finally, finish coat with brownstone color cement. ? Also, the exact previous detail; work of the front entranceway to be rebuilt. ? All the brownstone designs/ details of flowers and moldings to be re-build and replicated exactly same as original and cement coats to be accordance with landmark regulations. 3\. Windows: All the windows on the front of the house to be caulked all around the window frame using Dap Alex Plus. If the windows are wooden frame the frame to be scraped sanded and one coat of primer and two coats Benjamin Moore paint to be applied on. 4\. Iron Work: All the iron work on the bottom floor including stoop railings, courtyard fence and any other iron work on the bottom area to be properly scraped. After that, one coat red light primer and two coats of Benjamin Moore paint to be applied on. Good Luck.- Larry
