Is it permissible to add a 1-2 car garage to my R2A property? I checked my lot coverage and my existing house covered nearly 30% of the lot already, which is the max. Can i still get a permit for this thing to be built? what is the process to getting a permit.

  1. Looks like you’re good with curb cuts:

    ZR 25-631 (a):
    (a) In the district indicated (R2A), the maximum width of a curb cut shall be 18 feet, and the maximum width of a driveway within a #front yard# shall be 20 feet. All #zoning lots# shall maintain at least 18 feet of uninterrupted curb space along each #street# frontage.

    ZR 25-633
    Curb cut restrictions for certain buildings in R1 through R5 Districts
    (b) for #semi-detached buildings#, a curb cut shall only be permitted along that portion of the #street# frontage of the #zoning lot# directly in front of a #side yard# that is at least eight feet wide and accesses a parking space located beyond the #street wall# or prolongation thereof

    As for lot coverage, garages are usually considered a permitted obstruction and will not count towards lot coverage.

  2. I am in Queens. Currently, I am parking my car on the 8′ side lot ribbon that continues to the backyard. I hope i dont have to apply for new curbcuts. I wonder how my neighbors with same type of lot & building got approvals for their garages, like 70% of the houses on this row have a garage. Perhaps, is there’s bonus lot area given for garage?

  3. are you in brooklyn, apparently curbcuts are only for side lots these days.

    i personally think there arent enough garages but i understand thats the unpopular opinion.
