I am planning an Alt 2 renovation. I will need to hire someone to act as the “contractor of record” to pull the permit after the plans have been approved and to arrange for the final inspection after the job is completed. Beyond that I will not need their services since I plan to hire my own individual licensed and insured contractors to perform the actual work. If any reader can offer any suggestions for dealing with this approach I would very much appreciate it.

  1. you would be better off paying your carpenter the additional $5000 that you will need to shell out to some unknown party to cover the job…at least you can trust him

  2. cm is right and the inspector too. it depends on the job. your best bet would be to hire someone who is really involved in the job and not get someone just for “contrcator of record”. It is a huge responsibility and if there are violations issued for any reason the subs and the “contractor of record” will not be there to protect you asnd you will not be covered by their insurance either as the subs were not paid by him. Rather get someone who has a construction management firm with a valid tracking or cough uo some more dough for one of the other people already involved.   3. I did not know that the process could be as easy as CM describes. When I went to the Dept of Buildings I was told by an inspector that I would need a license, workers comp, disability and liability insurance, and a “tracking number” plus a license and testing from the Dept of Consumer Affairs.

    Could an expeditor arrange for the work permit and the inspection after the work is finished using the information and tracking number of one of my contractors?

    If so:
    What could I expect to pay for their service?

    If hiring an expeditor is a viable solution, does any reader have a suggestion as to which expeditor to use?

  4. I assume you mean you’re going to hire your own sub-contractors. Pull the permit in your own name. You’ll need to show DOB evidence of coverage for disability and worker’s comp. You can get both from the NY State Insurance Fund for a few hundred dollars. I’ve done it several times without any problem.

  5. I can see how my original post for obtaining a work permit for an Alt 2 renovation was not complete in expressing my situation. I will need to hire 4 contractors as the work progresses, electrician, plumber, iron worker, and painter / carpenter. None of the contractors will be responsible in reality for the work of the other contractors nor will they be supervising it. Furthermore the job is not that large of a project that it will attract and necessitate the hiring of a GC.

    The problem is this:

    The Dept of Buildings requires a GC (The Contractor of Record) to obtain the work permit after plan approval.
    The painter / carpenter I plan to use has a license, insurance, and a tracking number with the DoB, but does not have any experience obtaining a work permit or arranging for final inspections after the work is complete and is therefore very reluctant to do so.
    Does anyone have any creative ideas for dealing with this situation? If you do, then specifics would also be appreciated.
