    Steve’s comments are exatly right . It’s really a matter of client preference or the style of the home (decor) etc. Water based finishes have two categories – gloss & satin. The gloss finish will leave wood floors with a clear, reflective shine, where a satin finish gives floors a more matted look. Oil based finishes are usually preferred to a water based finish because oil tends to give the wood depth and more color. This finish actually penetrates the wood surface and accentuates the grains which tends to give the wood more character and a long-lasting shine. Right now most of my clients are going with water based as it tends to give more of an understated presence that the oil, but again its a matter of personal preference.

  2. The type of floor finish is a matter of opinion. At this point, the water base finishes have gotten pretty good in so far as durability – and some of them – such as Street Shoe by Basic Coatings may even out perform the oil base product. Again, this may be a matter of opinion.

    Water base dries a lot faster so three or four coats can be done in a day. Oil takes 12-18 hours to dry in ideal condtions – so that means three days for three coats (one seal, two finish unless they use a fast drying sealer like Dunhams, then it can be done in two days).

    Water base urethane remains clear while the oil will turn amber over time, though there is now a water base product that has a bit of tint in it to make it look like oil product (you can also ask the floor guy if he can drop some tint into the finish). Also, if they can use Dunham’s sealer under the water base finish (I am not sure if Dunhams is made for use under waterbase), that should give the water base urethane some amber color.

    If you have them do oil, do not go with Minwax. There are a lot of other products out there – Last N’ Last being one of the good ones.
