Hi,

Just had a roof leak. Roofer came out and said that our gutters are bad and we also need a new roof.
Roof is a flat roof 20ft by 30ft.
Can anyone give me an idea off what sort of costs I might be looking at?
Roofer is going to come back with a quote later and we will also be getting another estimate.

I was just hoping to get some perspective from any of you who might be in the know.

  4. Jessica, I realize this discussion is now one week old but could you share with the forum your experience over the weekend with John? I also called Nick and was referred to John. He was helpful when he inspected our roof: he cleaned the gutter to ensure water was getting into the downspout again. But he recommended to do the main roof as opposed to the extension roof where we believed the leak was (alarmist or prescient?) and he offers a five-year guarantee as opposed to the 10(+) years that others apparently offer.

  5. I called Nick of Leak Masters this week. He says he’s out with a hurt shoulder. He referred me to his friend John, who I’ve hired for this weekend. Has anyone had experience with John through Leak Masters? His quote was so low ($3,500) that now I’m worried we’ll just be redoing the work in 2 years. On other other hand, I’d feel like an idiot going around seeking someone more expensive!

    I’m just a renter (and only a lurker on this site, who nevertheless gets a lot from yr discussions).

    Would welcome any feedback on my sitch. Have a difficult LL situation — a month to month top floor apartment, only 2 units, and a chronic leaky roof.

    For 3 years he keeps responding with patches that just don’t work for more than a month or 2 or 5, and now all 4 rooms are leaking and plaster falling etc. no sleep, etc etc.

    He’s very “nice,” though passive. I think he may be brain damaged. or dumb like a fox, i dunno. Yesterday he kept saying: “It’s not me, it’s the weather.” I feel I’ve been stupid myself to let this go on so long.

    I’ve finally filed a complaint with the city, have been documenting results of every rain for 3 months, and am writing him my first letter that i will send certified to tell him i will finally withhold rent until it’s fixed.

    I’m hoping to get a real roofer here on my own for estimates to fix, and maybe he will let me handle it and deduct from my rent. I’m otherwise decently happy here and hate to move or go to court or fight. Thoughts?

  7. you need to compare apples to apples.

    These are the questions to compare:
    What is the proposed roofing system to be installed? (you can check the system online to see if it is appropriate for your roof)
    What’s the coverage and restrictions of the contractor’s warranty for that system?
    What’s the coverage and restrictions of the manufacturer’s warranty for that system?
    What will be your responsibility to avoid warranty denial for that system?

    The most important piece of the puzzle is the warranty.
    The manufacturers warranty is the strongest. To obtain such warranty, the installer should be certified; the roofing system shall be specified accordingly; all accessories and named materials shall be used as described; sometimes the work shall be inspected periodically by the manufacturer.

    So be careful when you go through the proposals. You don’t want to loose a sound warranty being penny-wise.
