Hi all,

The management company has an architect that they recommend to inspect the exterior of the building to give us a ‘laundry list’ of repairs we will need to make.

My question is this: We know we want the architect to review every elevation, plus the roof to tell us what repairs we should make in the short, medium and long term; what should we put on the SOW?

This architect was MUCH cheaper than any that I was able to find on my own… I want to make sure we get what we want (not an apple when I am thinking we need an orange, so to speak).

Any help is more than appreciated!

K

  1. @8thave, well said.

while building owners try to save on engineering fees, they lose money on construction costs. Eventually, people accept doing the repairs over as maintaining their property.

@sirk98, you should always get other proposals to compare.

I am a structural engineer specialized in exterior restoration: barispe@bldgengineer.com

  2. Make sure to ask what type of engineer they are.

In NYC any engineer can file in the DOB. Some are even chemical engineers with no structural or building background

  3. You need an Engineer…..Architects are only estetics…

  4. I will double check with management co. I am having a hard time deciding on how detailed the SOW for this needs to be.

I totally agree with you, 8thave, but I think the other board members are settled on this option

    thanks for the reply!

  5. This architect is he/she licensed? Although I am a registered architect I would recommend you getting a structural engineer to do inspection of the facade and roof. They are just better at those types of stuff. Beware of cheap professional fee service. you pay for what you get.
