has anyone added a whole new floor to their Brownstone? what are the costs like?

we are looking into buying a small brown stone which will have to be gut renovated. structure looks good and we don’t mind C O change and all that. FAR is allowed. what i am trying to find out is what’s cost of adding a floor? any thumb ruls to go by?
size is 20×40 and currenly it has 2fl+garden apartment. o

  1. It could come in under six figures. I bid per details – never by square footage, so there are no rules of thumb. And if you are gutting the rest of it, running wiring to the new floor will be straightforward as will plumbing.

  2. Like Jock said, it would really vary depending upon how you plan on using the space. If it’s an individual apartment, then it’s probably going to start at $200 a square foot or more. If it’s just living space and you don’t need all the plumbing and such associated with kitchens and baths, then it would be a bit lower. Hope that help a bit.

    The next step for you would be to call an architect and discuss the specifics of it.

  4. It would depend upon what you want to add to the new floor. An additional unit vs. just additional living space will impact the cost.
