Hi,
My husband and I are in the process of purchasing a townhouse which needs extensive structural work with a planned rear extension. The existing 3-story house will be pretty much be rebuilt for the exception of the party-walls and the foundation. Since we have an architect who will be preparing the drawings for filing, the main service we are seeking from the engineer will be evaluating the existing foundation and determining if any of the structure could be reused and the methods and materials that is necessary for the new structure. Has anyone had experience with a good structural engineer for this type of project? Is there any range of fees we should expect for this scope of job? Any advice would be appreciated, Thanks!

    Thanks for the advice. Our architect do have some names of engineers, but we were hoping to get some recommendations from our fellow brownstoners as well. It would be very helpful for us to know what we should expect for the fees as well.

  3. I agree w/ jock & silvermax…to me, the fact that your architect doesn’t have one or more engineers in his rolodex is a possible warning sign that he/she is in over her head. Take this as an opportunity to talk w/ your arch. to make sure they’re up to the complexities of filing…working w/ structural and maybe MEP engineers, etc. Better to sniff out any issues now, instead of when it will cost you money and time during construction.

  4. Sounds like you’re planning a gut renovation as well as an addition. For a job as extensive as what you outline, I would think you would want the architect all the way through. As jockdeboeraia says, the architect will be able to recommend (and hire) a structural engineer, but also, importantly, see that your contractor is carrying out the engineer’s specifications correctly. Also HVAC engineer, expeditor, and other professionals you will probably need for such a renovation.

  5. Your architect should be able to recommend several. Have you asked? It would be a good idea to use someone the architect likes and works well with. Some do hourly and provide sketches or a not to exceed price and complete drawings.
