We are ready to move out of Brooklyn, so we have to put our 2 condos in CH up forsale. To those who have recently sold condos/properties in the area, do you recommend trying to sell on your own? I know it is a major pain but might be worthwhile to save ALOT of money not going to the agents.

If we were to use agents(most likely), is it possible to negotiate a lower commission if I give them both units (or should I go with 2 different agents?) Would be nice if I can knock off 1 (or half) a percent. Any recommendation on a good agent who specialize in Fort Greene/Clinton Hill?

Thanks for any input. I am nervous about the whole thing.

  1. I have a similar feeling towards one broker at the Elliman office in Cobble Hill so I understand I think.

    well I don’t know then… i looked at the brokers currently listing apartments in Clinton Hill and none of them jumped out at me as being super exciting. Arlene and Ingrid are super super sweet but from your writing personality, I think you would feel they are equally inclined to puffery. Speaking for myself, I am very aggressive and effective, but don’t quite see myself as having the experience you’re looking for. Fouad and Grace over at Triumph are super aggressive but I think they do better in the outlying areas on the borders of Prospect Heights and Clinton Hill, so I don’t think their style would necessarily be best on Waverly.

    Clinton Hill needs some brokers! 😉

  2. Jerry Minsky might be an effective seller, but the thought of giving him any money just sickens me. His behavior/tactics should not be rewarded. I know some of you might think I am naive, but the bottom line is, I don’t want him to represent our properties. His lack of integrity doesn’t work with how I deal with people on a daily basis. I am confident that I can find another broker who doesn’t need to resort to lies and drama and still be able to sell our condos quickly and at a fair market price.

  3. Jerry Minsky is an excellent seller’s broker and really does his job for the seller. However, if I were a buyer I’d want my own broker in dealing with him – but since you’re a seller, he’s well worth talking to. Good luck!

  4. Minsky owns Clinton Hill, agent-wise, and he is a master of puffery, its true– but thats what sells. He sold all 4 units in my current building, even though it was simultaneously represented by two other agencies. He does tend to make up sh*t– told us things that weren’t, um, accurate. But I blame myself for not being more diligent.

  5. It often helps to pick a broker who owns close to you– then then have additional motivation to get you the highest price (and it bumps up their value as well). FYI

  6. I own property in clinton hill and know many of the brokers. Do you self a favor select someone other than Jerry Minsky or Fillmore—Puffery and Foolishness.

    FYI. Sales in Clinton Hill seem to be coming in at price points similar to the High before the crash. There have been several sales in my building recently and all owners have gotten asking price which was what they paid (if they bought at height of market) or more.

    All Sales in my building have been by Corcoran or Prudential (Not Jerry). Puffery.
