What is the rent differential for a well laid studio with sleeping alcove vs an awkward laid out 1BR everything else being equal – same kitchen, same bathroom fixtures and overall space.

What is the current rent level for studios and 1BR garden level apts with limited access to garden in prime location within Park Slope? About 550 sqft.

  1. Butterfly, if the person having sex is more interested in the collections of whatever than they’re not interested in having sex with the person at all. If someone can’t compete with the stuff in their room with a partner they’ve got bigger problems than the layout of an apartment.

    Either way 550 sq ft. for a studio is not small. That’s a decent size, but 550 sq. feet for a one bed room is pretty small. You’ll lose a lot of livable space when the wall comes up making it even smaller.

  2. studio versus a small one bedroom always comes down to how you like to have sex and what kind of environment you like to be in when you do it. seriously! i mean, do you want to be boinking someone while they are looking at your collection of whatever it is you have, or would you rather have a nice romantic bedroom to escape to, no matter how small. but to answer your question, id pick the studio.

  3. Looking at the link to the photos of someone’s garden apartment rental, it’s not such a great looking apartment, the floors are a mess and the garden area is disgusting, yuk. For $2100/mo. I wouldn’t be renting anything that looks like that.

    550 sq. feet is pretty small, so don’t over price it. I would go for the studio with sleeping alcove, especially if putting in a bedroom is going to make it really small and cut into the actual living space. I’ve seen some really nice studio apartments with Murphy beds, (yes they still sell them). Exactly what does limited access to the garden mean?

  4. oh please most garden apt’s don’t come with use of the actual garden. more like the dingy (storage) space underneath the owners deck?

    fugggegaboudit..i’ll take the top floor unit with expansive tree top views in a fringe nabe any day.

  5. The differential is probably zero, nonsense.

    Nice looking apartment, Snezan. But it looks like you have to enter/re-enter the common hallway to get to/from LR and Kit. They go through all this trouble to take photos and concoct a fairytale description but no floor plan. Owners should have this ready to go (you reading this, nonsense?).

    Yeah, about 2 grand is what I would expect a prime Park Slope garden floor to go for. The example above is as prime as it gets for location.

  6. I never understood the appeal of garden apartments. Who wants pay someone to listen to their kids stomping around, loud tv’s, domestic disputes, dinner parties, etc directly above them!?!?!? Not to mention garden apartments are usually so dark and jail cell like (window bars)..
