I recently purchased a 3 family that I intend on living in. The previous owner used the whole house for their family, so I was told they did not have to have it inspected. They gave me all the legal plates and and inspection stuff that is required to be displayed and said they thought I needed it. Since I intend on living in it what is the requirements for DOB inspections?

  1. You don’t need to get it inspected but the Fire Dept will drop by from time to time to make sure that it conforms with the 3 family requirements.

  2. Thanks everyone, for some reason I just thought that 3 families needed yearly inspections! Great news to hear that is not something that I need to worry unless I work on the building. It was inspected by a engineer before I bought it the building is legal 3 and is god structurally! Thanks again!

  3. A three family is not a commercial building and does not follow under the rules that would require any kind of inspection or anything. I don’t know anything about yearly inspections.

    Are you sure it is a three family? Did you have your own inspector/engineer check out the condition of the property before purchase? (This is for your own protection, it has nothing to do with the building department.)

  4. Annual inspections? Of what? Elevators get inspected annually now, but that’s the only thing I can think of. Multi-family boilers need to have certificates, but The DOB rarely checks them, and then generally only on larger apartment buildings.

  5. There are no annual inspections for 3 families or multi unit rental properties? Sorry I am still learning!

  6. Any work done that was permitted by the DOB would need to either be inspected by the DOB or signed off by an architect, regardless of how many families live there. Previous owner is not telling the whole story.
