How can I find out what is the actual unit count of a property. there is no C of O; Finance, HPD & the deed show three different things.

  2. Forget what Finance says—it does not always correspond with CO. Pay close attention to HPD if yours is a multi-family dwelling. jre is referring to the I-card. To access I-card image, go to HPD home page: http://bit.ly/7Wyv6r Enter your address in the space on the right, hit search, and then scroll down to bottom left (“I-Card Images”) of the next page that opens. If your street address does not work on the first page, then search again using your block and lot number. I assume you’ve checked the DOB Bisweb for CO? If not, go to: http://bit.ly/bgQjcf Enter information on right hand side (borough, house number, street), click submit. Click “View Certificates of Occupancy” on next page that opens. Also check the “Actions” link at bottom of same page to see whether a Letter of No Objection re: CO might have been issued by DOB at some time during building’s history.

  3. The deed will not show the number of families.

    Prior to 1932 there were no C of O’s that is probably why you are not finding a C of O.

    There are old hand written cards in the building or housing department which show how it was used many years ago, i.e. it would state that there were say two gas or electric meters or a plumbing filing would show its use, or it would say that there were two families living there.

    A Title Company can have it searched out for you.

    Have a Title Company run a Certificate of Occupancy search. I am fairly certain they will be able to produce something.
