Need Neighbourhood Suggestions
Friends who are considering moving back to New York were asking me about places to live in Brooklyn. They have three large dogs (all over 50 pounds) and, as such, need to have outdoor space. They would also like to find a place with decent access to subways. They are looking to spend anywhere from…
Friends who are considering moving back to New York were asking me about places to live in Brooklyn. They have three large dogs (all over 50 pounds) and, as such, need to have outdoor space. They would also like to find a place with decent access to subways. They are looking to spend anywhere from $500k to $900k and would like at least two bedrooms and two bathrooms.
Can anyone suggest a nice (preferably brownstone filled) neighbourhood where they can get at least a garden level apartment with access to the backyard that is also relatively close to subways?
If they decide they want a full home, what are other nice neighbourhoods where they would have subway access and be able to purchase something without spending what they would in Brooklyn Heights or Park Slope?

Agree with bkrules about Sunset Park. There are lots of blocks with beautiful brownstones, limestones and bricks.
I think prices are a bit high and I haven’t seen them go down.

I agree. I think Bay Ridge is probably the nicest of the Southern Eastern nabes.

I’m a big pusher of Sunset Park. That D express train is freaking amazing. And, you know, a big ol’ park nearby. The housing looks really nice, and I’ve got to think some of those brownstones have yards.
Also, if you like Chinese or Mexican food, you will be in paradise.
Thanks again ET. They want to be a bit closer to Manhattan than the South East nabes. I think Bay Ridge is still good as it’s not a bad commute on the R train.
Oh and there might be some houses in Windsor Terrace in that price range.
And the park is near by.

houses for 900k can also be found in Bensonhurst, Dyker Heights, Borough Park, and other Eastern Southern nabes.
As someone who’s (me) looking for a house in the 800K price range. I prefer Crown heights and Bed Stuy and think they’ll be the best long term investments.
All extremely helpful responses setancre, slopefarm and ExTex. Seems like they definitely have some great options. I’ll pass all of this on to them and may need your expert advice on those nabes down the road.

Bay Ridge has limestones for 800k. You can get a really nice (mint condition) one family with original details.
Also, can find semi-attached homes with shared driveways and a garage for that price.
45 minutes to midtown via the ‘R’
30 minutes to downtown via the ‘Express Bus’
Lots of food options, parks, and very friendly people.
Houses for 800K can be found in Bed Stuy, Crown Heights, PLG, Greenwood, Sunset Park, Flatbush, Midwood, Kensington.
Biff, you need to find the courage to tell your friends that one of their dogs is a horse. I suggest Kensington, for the stables. Or maybe kens has room in his goat pasture.
Seriously, with 3 big dogs, a house makes more sense. The dogs will limit rental options and the dogs tehmselves will feel cramped. Dave makes a good suggestion about Bed-Stuy. I would also look at Greenwood, although they should expect to do some renovating, and Crown Heights North. Also, in any of those areas, if they can swing teh DP, a 2-fam might make more sense. Borrow a bit more but in those areas the rental income still covers more than the extra carryin gcosts.
