I’m in contract, near closing for a new construction 3 family with 3 separate boilers and electric meters. Right now it is “winterized”–no water, no gas, no electric, and I ‘m not sure about the sewage line being hooked up. I want to get everything running for every apartment. Has anyone had experience getting all this stuff up and running, what are your experiences with this? It’s a little overwhelming….

  1. Unless you are buying the place totally as-is you should ask the builder to come in a start everything up after you set up all of your utility accounts.

    Winterizing a new unoccupied home would only mean shutting off the water at the meter and draining the pipes. If there is a sprinkler system that would normally be shut and drained as well in an unheated home. The sewer line(s) are connected as the building would not have gotten a C/O otherwise.

    The gas has probably never been on because the builders/developers are usually too cheap to set up accounts. Gas tests are done with air only so if that passes they assume everything to be working. Do you at least have the gas meters installed, but locked off?

    As for electric, make sure all the main breakers and or main service switch are turned on. Even though only one of the meters might have had a temporary account the others will all usually be powered and ready to go. When you set up your ConEd account they will add any prior unpaid usage since the meters were installed.

    When all the utilities are working you will have to make sure the heating systems (if hot water) are filled and have those started up. You might need assistance with that.

    Basic water heaters (after they are filled!) you just set the thermostat dial to the PILOT position, hold down the valve/button on top of the control and push down on the igniter a few times.
