Hi,
We’re trying to speed up our gut reno since we have a hard stop end time to meet.
Can anyone recommend a reasonably priced GC who could give a ballpark bid and start work from a filing set? I plan to be pretty hands on, already know what I want the kitchen and bathrooms to look like and can order all appliances, fixtures, flooring, tile and ikea cabinetry.
I need the GC to coordinate, order the rest and execute on the project.

  1. I have been really happy with our contractor as well. If you provide contact info I would be happy to pass on his information.

  2. If you have a filing set of drawings, of course you can get a GC to give you a price. What are you waiting for?

    Have the contractor furnish all the sheetrock, plumbing, electric, etc., while you supply finish items such as appliances, cabinets, molding, tile, paint, etc.

  3. Try All Renovation Construction. They worked on my gut renovation project and priced the job fairly. They also itemized the estimate which help me cut out some items I could do without to bring the estimate down to my set budget.     I think we are doing more or less what you propose. We had an expeditor (Phil Ferrara, who used to work with Scott Schnall and is now on his own) file the plans to get the Landmark certificate of no effect and also approval for some minor repairs to the facade. His engineer drew up the filing plans, based on drawings to scale that I had done. It was much less than going with an architect. Phil is at 917-817-6289. He also was able to get us approval in about 4 weeks, and this was over the holidays. But you will still need your GC to pull the permit. Phil can help with this too. He got ours in a few days.

    For a GC, we are using Thalal Beer, of Beer Construction, who we found on this forum. Out of all the contractors we talked with, he was by far the cheapest and so far he has been really wonderful and easy to work with. I was very impressed by the work he had done for other people on Brownstoner, and also by the ongoing positive relationship he has with so many of his clients. I know of lots of people who no longer speak to their GCs. He knows and likes historical houses, will work with you to preserve what detail is there, and has a good aesthetic when it comes to solving problems or adding elements that suit your house. So far, he’s been on the job every day, and, fingers crossed, we seem to be on schedule to finish in time and on budget. You can reach him at 646-358-6118.   5. You can’t do much more than broom clean the place without approved plans and issued permits. Years ago yes, but not today. You will only slow things down and add ECB violations that will have to be dealt with. DOB inspectors are all over the place and one of the things they are doing is making sure pre-filed work has not yet started. If you have a good PE or architect you can file interior demolition and have that started. Your contractor must still get the permits for demolition before work starts.

    By reasonably priced do you really mean dirt cheap with quality and skill to match? Or someone how will give you a lowball bid that you will latch onto right away? The kind people regret falling for until it’s way too late? Go cheap and pay twice or more the real price; guaranteed.
